We balance short stays at higher nightly rates with medium- and long-term bookings that provide stability and consistent cash flow. Blending the three minimises gaps and makes every night count.
Guest service
Our team handles enquiries, bookings and guest issues promptly, with consistent standards for cleanliness, comfort and communication. We seek and act on guest feedback and manage online reviews.
Housekeeping & maintenance
Cleaning, linen and maintenance are delivered by vetted partner vendors working to our standards and checklists, with our own team inspecting, scheduling and running a 24/7 emergency line.
Quality & compliance
We continuously monitor cleanliness, comfort, amenities and service standards, and operate under DCT holiday-home licensing in Abu Dhabi.

What owners ask us.
Do I need a licence to let my apartment short-term in Abu Dhabi?
Yes. Properties must be registered with DCT Abu Dhabi. Urban Chic handles the registration and administration as part of onboarding.
How and when am I paid?
Monthly, with a statement showing gross revenue, every deduction and your net income. You can see the same figures in your owner portal at any time.
What does Urban Chic charge?
A fixed management fee of 15% of gross revenue, plus VAT on that fee. There is no profit share.
What am I responsible for?
Service charges and community fees, utilities and internet, insurance, mortgage and property taxes, and major structural repairs.
Does my apartment need furnishing?
Most do. We supply a furniture and FF&E package, smart lock, photography and a virtual tour as part of setup.
Can I still use the apartment myself?
Yes. Owner stays are booked through your portal.
How long is the agreement?
24 months, with 90 days' notice.
